Farm Talk with Paul Ward - The Reverse Episode
Wednesday Jan 18, 2023
Wednesday Jan 18, 2023
In this reverse episode, Paul Ward is the guest! Interviewed by Farm Talk Director/Producer, Gerald Emerick, Paul shares how he became known as “Farm Guy” after specializing in country properties in Ventura County. Along the way to becoming a Realtor, Paul held many interesting jobs, including assisting a congressman in Washington DC, a stint as an antiques dealer, working at the Oakland Zoo and… driving a cab in the Bay Area!
Some quick background: before selling ranches and country homes, Paul grew up working on his grandparents’ avocado and citrus ranch for several summers. He developed a strong work ethic thanks to working along his great-uncle who loomed large as an Ernest Hemingway-type figure. To listen to more ranch adventures, take a ride in Paul’s baby blue El Camino pickup and listen to the full episode!

15 Minutes with Paul Ward - Online Marketplace Home Estimates
Wednesday Jan 11, 2023
Wednesday Jan 11, 2023
Everyone is guilty of looking up the price of their house (and maybe their neighbor’s, too!) on an online marketplace. Sometimes the price of your house seems reasonable and other times…, it’s shocking! In this episode, Paul explains why sellers and buyers can’t always trust an online estimate.
Paul considers these online marketplace estimates to be a just single tool in determining the value of a home. Is your kitchen recently renovated or is your lot on usable acreage (as opposed to a cliff with great views)? Paul also stresses the importance of comparing sales prices to recently sold homes. If an appraiser isn’t going to consider an online estimate, should you?

15 Minutes with Paul Ward - Deanna Good Mobile Notary
Wednesday Dec 21, 2022
Wednesday Dec 21, 2022
If you’ve bought a house or signed paperwork for a business transaction, you probably had to get those documents notarized…. But what does that exactly mean, to have documents notarized? In this episode, Paul speaks with an expert in notary services, Deanna Good. Deanna owns her own mobile notary business and talks us through the importance of getting documents PROPERLY notarized - especially during a real estate transaction - and the purpose of that all important notary seal.
What’s a little smudged ink on a contract? In Paul and Deanna’s experience, it turns out an illegible seal is a pretty big deal!
If you have more questions about notary services or would like to speak directly with Deanna, she can be reached at notarydeanna@yahoo.com or cell 805-218-4373.

The Largest Grower of Roses West of the Rockies is in Fillmore, CA!
Thursday Dec 01, 2022
Thursday Dec 01, 2022
In this episode, Paul has the opportunity to sit down and speak with Scott Kittich, owner of Otto & Sons Nursery in Fillmore. Not only is Otto & Sons the largest growers of roses this side of the Rocky Mountains, the robust 40+ acre nursery includes acres of citrus trees, stone fruits, and perennial favorites. Whether you lean towards Floribunda, Grandiflora or Hybrid Tea roses, Scott and his knowledgeable staff can help avid home gardeners - and beginners alike - select from a variety of colors and fragrances.
Beware! Not all plants are suited for the growing condition of Ventura Country! Water availability, soil conditions, and climate are all important factors that must be considered when selecting a varietal. Just because plants may be available at *some* stores, doesn’t mean they’re right for Ventura County.
Passionate about the care of roses, Otto & Sons also offer in-person pursuing classes on Saturdays in the month of January. Can’t make it to class? You’re in luck! During Covid, Scott and his team recorded and shared many care videos on the nursery’s website. While recording this episode, Scott let us in on an interesting piece of trivia….There are more citrus trees located in residential landscaping in California than in all commercial farms combined.
Can you guess which famous celebrity singers have enjoyed Otto & Sons roses? For a hint, you’ll have to watch the interview!

Country weddings and a luxury Airbnb at Country Meadow Ranch in Somis, CA
Wednesday Nov 16, 2022
Wednesday Nov 16, 2022
The multitalented Gail Claridge (interior designer-decorator-contractor) and her daughter Christie Claridge, reveal the fascinating story behind their luxury events venue Country Meadow Ranch and the exclusive Somis Inn. Gail never intended to move into a barn, but after lovingly restoring the 3,000 sq ft barn, she and her husband decided to make it their home. Tragedy struck during the global pandemic and Gail’s beloved husband passed away from COVID. Recently retired from her interior design business, Gail decided to open her gorgeous property to weddings, charitable events, commercials and the film industry.
In 1983, Gail was the only woman in a class of 2,000 men to graduate as a contractor. Not only can she design a building, she designs it with a distinctly decorator flair. Today, the Country Meadow Ranch features exclusive amenities like a polo lounge for groomsmen, a bridal cottage, wood chapel, and manicured lawns. Of course guests of the Somis Inn enjoy a meticulously manicured house, but Gail herself irons the pillowcases and handpicks the fresh flower arrangements. Find even more property details and stunning photos - and to schedule a tour - visit CountryMeadowRanch.com or visit wedding planning websites, TheKnot.com and WeddingWire.com.
Can you guess where the opening scene of the blockbuster movie Pearl Harbor was filmed? For a hint, you’ll have to listen to the interview!
